Foreclosure Prevention Counselors

We are approved by the U. S. Department of Housing and Urban Development (HUD) to provide counseling, education and advice in housing issues to new and existing homeowners.

Neighborhood Stabilization Program

Working with Neighborhood Advantage borrowers, this program offers down payment assistance through government entities and non-profit organizations. Assistance may be in the form of a deferred-payment second mortgage or a grant, and may be used for the down payment, closing costs, home repairs, or expenses associated with homebuyer education.

Rural Down Payment Assistance

Like the Urban program, Rural Down Payment Assistance may be available to qualified first-time homebuyers who purchase homes in certain rural areas of Wisconsin. Borrowers must contribute the first $500 out of pocket, but may then receive a $5,000 grant to help with the rest of the up-front costs of purchasing their home. Income limits apply.

Urban Down Payment Assistance

This program is for first-time homebuyers who could qualify for a conventional mortgage if they had help with the up-front costs of purchasing their home. Homes must be purchased within certain urban areas of Wisconsin. With a minimum payment of $500 from their own funds, homebuyers may be eligible for a $4,000 grant to put toward the down payment or the closing costs. Income limits apply.

Wisconsin Neighborhood Advantage

This mortgage loan program offers first mortgages to homebuyers who wish to purchase a vacant home that has been through foreclosure. Funds for limited home repairs may be included in the amount of the mortgage, and must be used within 90 days of closing.
