Express Loan Program

This new loan program offers assistance to first-time homebuyers who would qualify for a conventional mortgage if they had help with the down payment. Buyers in certain targeted communities do not have to be first-time homebuyers. Up to $10,000 is available for each borrower to apply to the up-front costs of their home purchase. Eligible applicants must meet all income and purchase price limitations of the House Key first mortgage program.

Foreclosure Prevention Counselors

We are approved by the U. S. Department of Housing and Urban Development (HUD) to provide counseling, education and advice in housing issues to new and existing homeowners.

HomeChoice Second Mortgage Program

This program helps disabled first-time homebuyers and those with a disabled family member afford a mortgage by providing assistance with the down payment and the closing costs. Eligible homebuyers don't have to be first-time buyers when they purchase a home in certain areas of the state. Income and purchase price limits apply. Borrowers must also complete a homebuyer education course.

House Key Plus Program

This loan program helps first-time homebuyers finance the down payment and closing costs on their new home. Those who buy homes in certain targeted areas of the state may also be eligible. Assistance is available in the form of a 10-year second mortgage, which may only be added to a first mortgage from programs such as House Key, House Key Teacher, MyCommunityMortgage, and Freddie Mac's Home Possible 100 or 97. Income and purchase price limits apply.

House Key Rural

In participating counties, first-time homebuyers may be eligible for a special loan to help with the up-front costs of their first mortgage. Loans come in the form of a second mortgage for the greater of 6 percent of the purchase price or $10,000 at 3 percent interest. There are no payments due until the home is refinanced, sold, or paid off, or if it ceases to be the owner's principal residence. Borrowers must complete a homebuyer education course and must meet income and purchase price requirements.

House Key Schools

House Key Schools offers assistance with the up-front costs of a home purchase to teachers and other employees of accredited schools in Washington. Eligible borrowers must be either first-time homebuyers or buyers of homes in targeted areas of the state. Assistance comes in the form of a 10-year second mortgage at 3 percent interest, and must be used in conjunction with one of the following first mortgage loan programs: House Key, House Key Teacher, MyCommunityMortgage, or Freddie Mac's Home Possible. Income and purchase price limits apply.

House Key State Bond Loan Program

First-time homebuyers and those purchasing homes in targeted Washington neighborhoods can find attractive mortgage terms when they work with the House Key program. After completing a homebuyer education course, qualified buyers can secure their own 30-year fixed-rate mortgage. Income and purchase price limits apply.

House Key Veterans

Up to $10,000 may be available to qualified veterans for the up-front costs of purchasing a home. They must either be buying their first home or buying a home in one of Washington's targeted communities. All other House Key second-loan requirements must be met, including the acquisition cost and income limits.
