Cash Assistance Program
This program is an optional addition to the Single Family Mortgage Program which allows borrowers to receive help with the up-front costs of purchasing a home. Recipients must put up 1 percent of the purchase price from their own funds, but assistance is offered up to 4 percent of the total amount financed. This is a grant which does not have to be repaid unless the first mortgage is paid off within the first 48 months.
Divorced Borrower
Single parents of minor children who are in danger of losing their home due to divorce may qualify for assistance under the terms of this program. The NHH offers special refinancing terms for these homeowners, subject to income, home value, and property standards requirements.
Emergency Home Repair Loan
This loan program assists qualified homeowners with critical emergency repairs that are not covered by insurance. Assistance is available in the form of an NHH loan of up to $15,000 for up to 15 years, depending on need.
Foreclosure Prevention Counselors
We are approved by the U. S. Department of Housing and Urban Development (HUD) to provide counseling, education and advice in housing issues to new and existing homeowners.
GOAL Program
Based on HUD's Family Self-Sufficiency (FSS) Program, the NHH offers all Housing Choice Voucher recipients the chance to move toward home ownership by establishing an escrow account for them to encourage savings. The basic program helps low-income households develop strategies for increasing their income and their career stability. The Fast-Track option is for those who are already in a stable job, and focuses on helping them improve their credit and save for a down payment. With the help of a coach, each family's goal is to someday own a home.
Home Advantage Program
This program is also an additional option available to Single Family Mortgage Program borrowers. Like the Cash Assistance Program, Home Advantage requires that the borrower contribute 1 percent of the purchase price themselves, but through different funding sources, Home Advantage is an interest-free subsidy program that must be repaid when the home is sold, refinanced, or transferred. The maximum amount of assistance will be the lesser of 10 percent of the purchase price or $10,000.
Home of Your Own
Low-income homebuyers with developmental disabilities may qualify for financial assistance with a mortgage from both the NHH and the NH Division of Mental Health and Developmental Services.
HomeAccess
Homeowners with a permanently disabled member of the household may qualify for this special loan to make modifications to their home to increase accessibility. Assistance is income-based and may come in the form of a loan or a grant, depending on financial need.
Purchase / Rehab Program
Another Single Family Mortgage option is Purchase / Rehab assistance, which offers up to $40,000 to homebuyers who wish to purchase a home needing repairs. Assistance is limited to verified, eligible needs, such as energy efficiency, safety, and basic functionality.
Single Family Mortgage Program
First-time homebuyers or those purchasing their home in certain areas of the state may be eligible to take advantage of the Single Family Mortgage Program. The purchase of some 2-4 family homes or manufactured homes may also qualify for assistance. The program offers 30-year fixed-rate first mortgages with below-market rates to all qualified homebuyers. Income and purchase price limits apply.
Voucher-Assisted Mortgage Program
Specifically for current recipients of Section Eight assistance, this program offers potential low-income homebuyers the chance to secure their own mortgage, using their Section Eight vouchers toward their mortgage payment each month. Participants must complete a homebuyer education course.
