Disaster Assistance Loan Program

Maine homeowners whose homes have been damaged by a natural disaster may be eligible for low-interest loans to repair or replace their home. Terms and conditions depend on the nature of each event.

First Home Program

First-time homebuyers can use this MaineHousing program to secure 30-year fixed-rate first mortgages, including special terms for buyers of mobile homes. Closing costs may be either no points or two points, and can be offset with down payment assistance. All loans come with unemployment protection in the form of a junior lien with zero-interest and generous repayment terms.

Foreclosure Prevention Counselors

We are approved by the U. S. Department of Housing and Urban Development (HUD) to provide counseling, education and advice in housing issues to new and existing homeowners.

Gift of Green

The Gift of Green is a grant program which offers MaineHousing mortgage borrowers help with the up-front costs of purchasing a home. The grant is available to qualified borrowers for the lesser of 4 percent of the purchase price or $5,500. A coupon for $500 toward a home energy audit will be given to every Gift of Green recipient.

Indian Housing Mortgage Insurance Program

This is a special mortgage insurance program which makes it easier for Native Americans who are buying or building a home on their reservation to obtain financing for the project. Restrictions on property ownership on tribal land normally prevent a lender from holding a mortgage, but loan guarantees are now available through this program.

Maine American Dream Initiative Program

This program was designed especially for low-income homebuyers who can qualify for a mortgage but not for the up-front costs of purchasing their own home. Up to $10,000 is available per qualified borrower in the form of a five-year no-interest loan which may be forgiven over time under certain conditions.

Midcoast Redevelopment Mortgage

MaineHousing is offering special mortgage terms to those communities which were most affected by the closing of the Brunswick Naval Air Station. Borrowers do not need to be first-time homebuyers, but they do need to abide by limits on income and purchase price.

Operation New Home

Veterans and active military personnel may be eligible for low-interest fixed-rate mortgages through this MaineHousing program. Like other state programs, these mortgages come with unemployment protection and the option for additional assistance programs. Income and purchase price limits apply.

Purchase Plus Improvement

This program is an option available to qualified MaineHousing homebuyers to combine additional repair funds with the cost of the home into one mortgage. Funds can range from $500 to $35,000 depending on need. Purchase price limits apply.
