First Home
This first-time homebuyers' program helps with first mortgages by offering interest rates below current market rates. The program may be used in conjunction with FHA, VA, Fannie Mae, or USDA Rural Development mortgage loan programs. Income limits apply.
First Home / PLUS
The PLUS program is for qualified First Home borrowers who also need assistance with the up-front costs of purchasing a home. Funds are available in the form of a zero percent second mortgage up to the lesser of 6 percent of the purchase price or $7,500, and do not have to be repaid until the home is sold, refinanced, or transferred.
Foreclosure Prevention Counselors
We are approved by the U. S. Department of Housing and Urban Development (HUD) to provide counseling, education and advice in housing issues to new and existing homeowners.
Market Stabilization Program
The MSP was designed specifically for the purchase and rehabilitation of foreclosed homes in Indiana. Assistance is available for the lesser of $15,000 or 20 percent of the purchase price, and may be used either for acquisition or rehab costs. Funds are given in the form of a zero-interest second mortgage which does not have to be repaid if the borrower stays in that residence for over 10 years.
Mortgage Credit Certificate (MCC)
Indiana's MCC program offers a federal tax credit to assist qualified homeowners pay their mortgage each month. Spread over the course of a year, the credit is between 20 and 35 percent of the annual mortgage interest, with a cap of $2,000 per year. The remainder of the mortgage interest is, of course, still able to be taken as a tax deduction on the homeowner's federal tax return.
