California State Loan Programs
Affordable Housing Partnership Program (AHPP)
The AHPP helps low-income first-time homebuyers with the up-front costs of purchasing a home. Used in conjunction with the CalHFA mortgage program, this assistance comes in the form of a deferred-payment subordinate loan for those who would otherwise qualify for a mortgage.
Cal30 Conventional Loan Program
The Cal30 program works with first-time homebuyers to provide attractive financing terms for a first mortgage on their primary residence. Cal30 program funds may also be combined with CalHFA down payment assistance funds. Income and purchase price limits apply.
CalHFA Community Stabilization Home Loan Program
With the help of the CSHLP, first-time homebuyers can obtain attractive loan terms on certain REO properties located within certain California zip codes. Completing a homebuyer education course is required. Income and purchase price limits apply.
California Homebuyer's Down Payment Assistance Program
The CHDAP offers assistance to moderate-income first-time homebuyers in the form of a deferred-payment junior loan for a down payment of up to 5 percent of the lesser of the purchase price or the appraised value of their new home. Funds from this program may be combined with either a CalHFA first mortgage or a non-CalHFA first mortgage.
Foreclosure Prevention Counselors
We are approved by the U. S. Department of Housing and Urban Development (HUD) to provide counseling, education and advice in housing issues to new and existing homeowners.
Unemployment Mortgage Assistance Program (UMA)
The Unemployment Mortgage Assistance Program is a mortgage protection program which provides up to six months of mortgage payments to qualified homeowners who have lost their jobs, are receiving unemployment benefits, and are actively seeking employment. Maximum monthly limits and other conditions apply.
